Case Study: Overhanging Ash Tree Pruned to Allow House Sale – Levenshulme, Manchester

That was the situation for a recent client in Levenshulme, who contacted us because a large, self-seeded Ash tree was overhanging the rear of their home and putting off potential buyers.

The tree had grown close to the house over the years, with branches extending over both the single-storey extension and a lean-to structure. It wasn’t just an eyesore — it was creating concerns about safety, maintenance, and future costs for anyone considering buying the property.

The Brief

Our task was to:

  • Remove all overhanging branches from the Ash tree that extended across the extension and lean-to

  • Process and leave the wood on site for the client to use as firewood

  • Improve light levels and reduce the sense of overgrowth around the back of the property

The client made it clear that resolving the tree issue was one of the final jobs before the property could go back on the market.

Assessing and Planning the Work

Although the Ash tree wasn’t protected by a Tree Preservation Order and the property wasn’t in a conservation area, we always take care to assess the tree’s condition and surrounding structures before starting. In this case, the tree was stable and healthy, but its position so close to the house made careful pruning essential.

We used rope and harness access to reach the outer limbs safely and avoid damage to the roof and surrounding garden structures. All cuts were made to strong growth points, ensuring the tree was left in a healthy and balanced condition after the reduction.

Carrying Out the Work

Once access and safety checks were in place, our climber removed the overhanging limbs in sections using rigging where needed. With limited space around the lean-to and extension, it was important to keep each piece under control as it came down.

All removed material was processed on site. Logs were cut into manageable lengths and left stacked for the client to use as firewood, while smaller brash and offcuts were removed.

The job took half a day from start to finish, with the area left clean and tidy at the end.

Outcome

The result was a much clearer, more open space at the back of the property — and a big relief for the homeowner. By removing the overhang, we improved both the light levels and the general appearance of the house, making it much more appealing for viewings and reducing concerns for prospective buyers.

This job was a good reminder of how practical tree work can make a real difference — not just to how a property looks, but to its saleability.
